American Fork is not one housing market. It is three, and knowing where each one starts and stops is the difference between a defensible appraisal and a guess.

The Historic District around the old Main Street grid holds the tree lined homes of a town settled in the 1850s. Inventory here is razor thin: Redfin tracked a median sale of $540,000 in October 2025, up 27.8% year over year, with homes going pending in about four days. The paved Murdock Canal Trail runs right through town, and Fox Hollow Golf Course anchors the east side.

The institutional anchors matter just as much to value. Intermountain American Fork Hospital is a Level III trauma center that delivers 2,500 to 3,000 babies a year, a fact you feel in the demand for three and four bedroom homes nearby.
