Provo is the biggest city in Utah County and the easiest one to misprice. The citywide median hides a spread so wide that the same dollar figure can describe a student condo near campus and half of an east bench home.
Start at Joaquin, the neighborhood pressed against BYU and downtown. The median home here was built in 1939. Bungalows and small ranches on modest lots run roughly $450,000 to $575,000, while the student oriented condos, townhouses, and duplexes mixed in among them trade around $275,000 to $350,000. Climb east and the market changes completely.
