Is an appraisal the same as a Zestimate or an online estimate?

What is UAD 3.6 and when is it required?

UAD 3.6 is the redesigned Uniform Appraisal Dataset and appraisal report format from Fannie Mae and Freddie Mac. It entered broad production on January 26, 2026 and becomes mandatory for appraisals delivered to Fannie Mae and Freddie Mac on November 2, 2026. Apex Appraising is UAD 3.6 ready today.

Do I need an appraisal to remove PMI?

Usually yes, and it is worth the trouble. Dropping private mortgage insurance can save thousands of dollars a year, and the process is straightforward. The Consumer Financial Protection Bureau explains that you can request cancellation once the loan reaches 80% of the original value, and lenders generally want a current appraisal as proof. What should I look for in a divorce appraisal?

Experience and credibility. A divorce appraisal gets read by two attorneys, sometimes a mediator, and sometimes a judge, so it has to hold up to people who are looking for holes in it.
