Pioneer grid below, tech bench above
Lehi runs from a Main Street platted in the 1850s to a mountain bench that barely existed twenty years ago. No other Utah County city packs that much market range inside one set of borders.
Start with the old town. Lehi is Utah's sixth oldest city, incorporated in 1852, and its historic Main Street district is on the National Register of Historic Places. The city is running a downtown revitalization effort right now, which means the pioneer core is getting fresh attention and fresh money. Homes here need comps from their own era, not a citywide average.
East of I-15 sits Traverse Mountain, the bench neighborhood at the heart of the Silicon Slopes. Older homes start in the mid $500s and newer builds, many over 4,000 square feet, run past $700K. An HOA of roughly $90 a month covers a clubhouse, pool, gym, pickleball, and a trail network wide enough for a golf cart, with new phases still pushing east and north. The bench also brings wind exposure and wildfire risk that belong in any careful appraisal up here.
West Lehi is the growth engine: Holbrook Farms, the big Ivory Homes master planned community, plus builder neighborhoods like Cold Spring Ranch by D.R. Horton and Ivory Ridge, and the planned subdivisions around Thanksgiving Point on compact, manicured lots. Attached product is its own market entirely. In May 2026 the townhome median was $448,500 while single family homes ran $701,900. Mixing those two in one analysis is how valuations go wrong.
"May 2026 sales in Lehi ran from $379,000 to $3.55 million. The city average means nothing until you know which Lehi you are standing in."
Burgers on Main, trout at the Point
Lehi's food scene tells the same story as its housing. The old guard is still here: One Man Band Diner has been serving classic diner fare on East Main Street since long before the tech boom, and Cubby's keeps the fry sauce tradition honest. The new Lehi eats differently. Strap Tank Brewery pours craft beer beside hand pressed burgers in a motorcycle themed building, Edna's Market & Grille runs a scratch kitchen known for smash burgers and housemade desserts, and Sol Agave plates lobster enchiladas next to a deep tequila list. At Thanksgiving Point, Harvest Restaurant serves farm to table dining with pan seared Utah trout, while Taqueria 27 and wood fired PoPIE 1929 round out the middle. A city that supports this range has the incomes to match, and that shows up in the comps.
Dinosaurs, flour, and a rodeo since 1937
Thanksgiving Point anchors the north end with five venues on roughly 100 acres: Ashton Gardens and its spring Tulip Festival, the Mountain America Museum of Ancient Life, called one of the largest dinosaur museums in the world, the Museum of Natural Curiosity with more than 400 hands on exhibits, the Butterfly Biosphere, and Farm Country. Next door, the Outlets at Traverse Mountain is Utah County's only outlet mall. On the other end of the timeline, Lehi Roller Mills still mills flour and still draws visitors who know it from the 1984 film Footloose, the Hutchings Museum keeps the pioneer story, and the Round-Up Rodeo has run every summer since 1937.
The employment anchors are the value story. Lehi City counts Adobe, Texas Instruments, Ancestry, Vivint, and Xactware among the companies that call it home. Texas Instruments is building an $11 billion second wafer fab here, called the largest single economic investment in Utah history, with about 800 direct jobs and production as early as 2026. Add a FrontRunner commuter rail station and four square miles of office parks between Salt Lake City and Provo, and you get the daytime economy that keeps Lehi housing in demand.
Two freeways, one chip fab, and a moving median
Lehi grew from 76,867 people at the 2020 census to an estimated 99,366 in 2026, up about 29% in six years, and it has ranked in Utah's top ten for growth every year this decade per the Kem C. Gardner Policy Institute. Zillow put the average home value at $575,370 in June 2026, up 1.7% year over year, with homes pending in about 21 days. The May 2026 MLS data reads hotter for houses alone: a single family median of $701,900 across 85 closings, with 51% selling at or above list. The gap between those numbers is product mix, not a contradiction, and knowing which figure applies to a given property is exactly the appraiser's job.
The road map is being redrawn in real time. UDOT began the $621 million 2100 North freeway connection in March 2026, a 2.8 mile link with 14 new bridges tying I-15 to the Mountain View Corridor by late 2028, projected to save about 12 minutes each direction at peak. A four mile Mountain View Corridor segment already opened in December 2025, and the Pioneer Crossing flex lanes opened new capacity in May 2026. All told, UDOT counts roughly $2.1 billion of investment in northwest Utah County through the end of the decade. Better east west access is a durable tailwind for west Lehi values.
On safety, Lehi is hard to beat on paper: SmartAsset named it the safest suburb in America in 2025 for the second straight year, and SafeWise ranks it fifth in Utah with violent crime at 0.8 per 1,000 residents.
Why the citywide median can fool you here
Lehi sits minutes up I-15 from Apex Appraising's American Fork base. This is core coverage territory, appraised at the neighborhood level, not the headline level.
The traps here are specific. A bench home on Traverse Mountain carries view premiums that flatland comps cannot support, along with wind and wildfire exposure a careful report should note. Townhomes trade a quarter million dollars below the single family median, so product type discipline is everything. New construction at Holbrook Farms and the west side requires current builder pricing, and the historic Main Street core demands era matched comps in a thin market. Meanwhile an $11 billion fab and a new freeway are actively repricing whole quadrants of the city.
Whether it's a purchase, refinance, estate, divorce, or PMI removal, a Lehi appraisal from Apex comes with that context built in, delivered on time, every time: 100% on time in 2025, under five days on average in 2026, UAD 3.6 ready, FHA approved.
Questions people ask us in Utah County
What is my house worth in Lehi?
Zillow put the average Lehi home value at about $575,000 in June 2026, up 1.7% over the year, but May 2026 sales ran from $379,000 to $3.55 million, so where your home sits matters more than the citywide number. An online estimate is a starting point; a certified appraisal is an inspected, defensible value that lenders, courts, and the IRS accept. Call (801) 403-7723 for a value you can act on.
What is the FHA loan limit in Utah County?
The 2026 FHA loan limit for a single family home in Utah County is $601,450. FHA loans require an appraisal by an FHA approved appraiser. Weston Groll is FHA approved and handles FHA purchase and refinance appraisals throughout Lehi.
Is a Zestimate accurate for my home?
A Zestimate is a computer model working from public records. It has never been inside your home, and it struggles where houses differ street by street. A certified appraisal is an inspected, lender accepted opinion of value built on hand picked comparable sales. Lenders, courts, and the IRS require the appraisal, not the estimate.
How do I prepare for a home appraisal?
Make every room accessible, tidy up, and write down recent improvements with dates and costs. Small repairs help the picture the report paints. The appraiser measures the whole home, so clear access to every level, the garage, and any outbuildings speeds the visit.
